Pakistan won something at the Asia Pacific Property Awards. Not the government. Not a conglomerate. A real estate company from DHA Phase 1, Islamabad — founded in 2018, built project by project — walked into that room and came out with a trophy that most developers in this region spend their careers chasing.

The award is for Oasis Tower. Category: Mixed Use Development, Pakistan. Association: American Standard. Year: 2026–2027.

What does it mean for investors who have already booked? What does it mean for people still deciding? And what actually went into a building that convinced an international panel of judges it was worth recognising? That is what this piece is about.

The International Property Awards have been running since 1993. Over 100 independent judges — architects, property consultants, financiers, interior designers — evaluate entries from across the region. There is no pay-to-win here. You submit the project. The judges score it. You either make the cut or you do not.

The Asia Pacific category covers some of the most competitive real estate markets in the world — Singapore, Hong Kong, Tokyo, Dubai, Mumbai. Getting recognised at this level in the Mixed Use Development category means Oasis Tower was evaluated against the full regional field and held its own.

For context: most developers in Pakistan have never entered these awards. Fewer still have won.

Oasis Tower sits in DHA Phase 1, Islamabad. It is not a single-use apartment block. It is not a standalone commercial building. It combines residential apartments, commercial and office spaces, and food and beverage outlets under one roof — which is exactly why it was entered in the Mixed Use Development category.

The commercial logic behind mixed-use is straightforward enough. When the ground floor has a restaurant, a pharmacy and an office lobby, the people who live above bring daily footfall to the spaces below. Tenants have customers before they open. That built-in ecosystem is what ARC designed into Oasis Tower — and what the judges recognised.

There is one other thing about this building worth noting. ARC Developers introduced what they describe as Pakistan's first construction-linked payment plan on Oasis Tower. Instead of a fixed instalment calendar, investors pay as construction milestones are reached. The building goes up, you pay the next tranche. The building slows down, so does the payment clock. It is a structure that puts skin in the game on both sides — and it signals genuine confidence in delivery.

An international award does not land in a vacuum. The judges look at the project, yes — but a project tells part of the story. The developer behind it tells the rest.

ARC Developers has been building in Islamabad since 2018. In eight years, they have delivered seven commercial and mixed-use projects. The number that matters most in that sentence is not seven. It is zero — the number of times any project was handed over late.

Pearl Business Center in DHA Phase 1 is occupied. Pearl Arcade in Kohistan Enclave has CMA Hospital, Hayat Pharmacy and corporate offices operating inside it. Pearl Boulevard on DHA Orchard Main Link Road is Pakistan's first Drive-Thru Commercial Boulevard — an actual, physical, usable thing, not a render. These are not promises. They are buildings.

If you already have a unit in Oasis Tower, here is what just happened: the project you invested in was independently evaluated by an international panel and found credible. That is not the developer saying it. That is 100-plus judges saying it.

If you are still deciding, the award changes the context of the decision. The question of whether Oasis Tower is a quality project no longer rests entirely on the developer's marketing materials. It now has a third-party answer.

There is something else worth saying directly. ARC Developers has now won an international award for a building still under construction. Their reputation is now explicitly tied to what Oasis Tower looks like when it hands over. The incentive to deliver — and deliver well — has never been stronger.
