The Building That Won It
Oasis Tower sits in DHA Phase 1, Islamabad. It is not a single-use apartment block. It is not a standalone commercial building. It combines residential apartments, commercial and office spaces, and food and beverage outlets under one roof — which is exactly why it was entered in the Mixed Use Development category.
The commercial logic behind mixed-use is straightforward enough. When the ground floor has a restaurant, a pharmacy and an office lobby, the people who live above bring daily footfall to the spaces below. Tenants have customers before they open. That built-in ecosystem is what ARC designed into Oasis Tower — and what the judges recognised.
There is one other thing about this building worth noting. ARC Developers introduced what they describe as Pakistan's first construction-linked payment plan on Oasis Tower. Instead of a fixed instalment calendar, investors pay as construction milestones are reached. The building goes up, you pay the next tranche. The building slows down, so does the payment clock.
